Yarbrough Farms, Auburn: An Honest Neighborhood Guide

Yarbrough Farms sits off North Donahue Drive, just past the Auburn University Club. It's a golf course neighborhood. If you've been looking at it online, you've probably clicked through half a dozen listing sites and still can't picture the place.

Let me tell you what's actually there.

The short version

  • Where it is. Off North Donahue Drive, past the Auburn University Club. The neighborhood borders the club's 10th fairway.
  • How old it is. Homes started going up in 2007, so this is an established neighborhood, not a new build-out with the landscaping still filling in.
  • Schools. It's inside the Auburn City Schools district. Which specific campuses depends on the address, and that's worth pinning down before you fall for a house.
  • Prices. Skip what the big portals show you for this neighborhood. I'll explain why further down. Send me a budget or an address and I'll pull what's actually active.

Where it actually is

"Near Auburn University" describes about half this city, so here's the real route. From East University Drive, head north on North Donahue Drive. Just past the Auburn University Club, turn left onto Yarbrough Farms Boulevard.

The Auburn University Club lists its own address as 1650 Yarbrough Farms Boulevard. The neighborhood and the golf course share a street, which tells you most of what you need to know about how close they are.

One thing I'll clear up while we're here. People mix this neighborhood up with Moore's Mill constantly. Both are golf neighborhoods, and that's where the similarity stops. Moore's Mill is built around Moore's Mill Golf Club. This one's on the Auburn University Club course, a different course in a different part of town. I'm not going to hand you drive times. Traffic here depends on the hour and on whether school is in session, and a number in a blog post won't tell you anything useful. Tell me where you'd be driving every morning and we'll drive it at that hour.

What the homes are like

Construction started in 2007, going by the neighborhood's own listing page. That puts a lot of these homes near the twenty-year mark, which matters more than buyers expect. Roofs, HVAC systems, and water heaters all come due somewhere in that window. Some of these houses have already been through a round of it. Some haven't, and that's a real number in your first few years.

You'll also see homes here marketed as "the TreeHouses of Yarbrough Farms." I've seen the name on listings, and before it factors into an offer I'd want to know exactly what it covers, whether that's a builder, a section, or a set of floor plans. If you're looking at one, ask me and I'll find out.

Lot position is what I'd watch hardest. On a golf course, whether you back the fairway changes the view, the foot traffic, the noise on a Saturday morning, and sometimes the insurance conversation. Two houses with the same square footage can live completely differently depending on where they sit.

Schools, and why you check your own address

Auburn City Schools runs a paired elementary model, with K-2 campuses feeding into 3-5 campuses, and the district publishes an address lookup on its own site. That lookup is the answer for a specific house. Not a listing page, and not a screenshot somebody posted in a Facebook group.

I'm not going to tell you which schools this neighborhood feeds. Auburn has grown fast, the district has added campuses, and zone lines have moved to keep up. What was true two years ago may not hold for the house you're looking at.

So do this instead:

  1. Run your exact address through the locator on the Auburn City Schools site, or call the district and ask.
  2. If school assignment is the reason you're buying, get the answer in writing before you write an offer.
  3. Keep in mind zones can be redrawn again.

About what the big listing sites show you

This is worth knowing before you spend another hour scrolling.

One of the national portals has a page with Yarbrough Farms right in the title. When I pulled it up in August it claimed 251 homes for sale, then showed me houses on Shug Jordan Parkway, Cloverdale Drive, Wire Road, and a few other streets nowhere near this neighborhood.

That's how those pages get built. The site spins up a page for a subdivision name and fills it with whatever its citywide filter returns. The neighborhood name is a label on the page, not a filter on the listings.

Which means a count or a price range off a page like that tells you something about Auburn and nothing about this street. Same goes for the automated estimate on your own house. Ask me instead and I'll send you what's genuinely active inside Yarbrough Farms and what's closed there lately. Takes me about five minutes.

What I'd ask before buying here

If this neighborhood is on your list, these are the five things I'd nail down on a specific address.

  1. What does the HOA cover, and what does it run? Golf neighborhoods vary a lot on this, and the answer lands in your monthly number.
  2. Does the lot back the course? Course frontage changes the view, the traffic behind you, and sometimes what you pay to insure it.
  3. What's the confirmed school assignment? In writing, from the district.
  4. How old are the roof and the HVAC? On a 2007 neighborhood, this is the question that saves people the most money.
  5. What actually sold nearby, and for what? Recorded sales, not an online estimate.

I ask these on every showing anyway. Clients tell me I ask things they wouldn't have thought to ask, and honestly, that's most of the job.

It moves, and the portal pages for this neighborhood aren't reliable enough to quote. Text me a budget and I'll send you what's active and what's recently closed.

Is there an HOA?

Send me the address and I'll check. Where there's an HOA, the dues and what they cover are in the listing documents, and those are worth reading before you're under contract.

What schools does Yarbrough Farms feed?

Auburn City Schools assigns by address, and the lines have shifted as the district has grown. Run your address through the district's locator, or send it to me and I'll check it for you.

Is Yarbrough Farms the same as Moore's Mill?

No. Two different neighborhoods on two different golf courses. They get confused all the time, and Auburn's geography does not make it easy.
